August 7, 2011: High Park North is located north of Bloor Street West, with the east boundary on Dundas Street West; north boundary on Humberside Avenue between Dundas and High Park Avenue, and then on Annette Street up to Runnymede Avenue; and west boundary on Runnymede.
Real estate sales in High Park North neighbourhood in 2011, as well as they did in 2010, follow the seasonal cycle. Number of sold homes, low in January and Februaryincreased to a maximum in April - May, and then went down in the summer, mostly due to a lack of inventory. Sales in the fall of 2010 were slower, with a longer time required to sell a property. Average selling-to-listing price ratio this year rose over 100% in March and was still 103.1 in July (in 2010 that ratio dipped in July to 97.8%, and did not get over 100% until October).
In 2010 almost half of the listings (47.2%) sold above the asking price. This year the ratio, so far, is 51.8%.
In July the lowest ratio of selling to original listing price was 95%, the quickest sale happened in three days (selling at 112% of asking price), and home that took the longest time to sell (25 days) was nevertheless sold at 98% of asking price.

While the number of sales was low in January and February, the average price in January 2010 was unusually high. That was caused by two sales, one of a single family home with multi-residential zoning on Bloor, selling at $955,000, another of a large 3-family home on High Park Avenue, selling for $1,223,000.

This graph illustrates the average ratio of selling to listing price. In 2010 that ratio dipped in the summer, but this year it remains above 100%.
The last graph shows the number of sales above asking. That number was the highest in May, but the number of sales was at the peak at the time. Nevertheless, the proportion of listings sold over asking in May of 2010 and 2011 was higher than average, at 70% in 2010 and 66.7% this year.

Toronto's High Park neighbourhood (north of Bloor)
With its rolling hills, winding streets and towering trees, High Park is one of Toronto's most beautiful neighbourhoods. The proximity to High Park, which is one of the largest and most popular parks in Toronto, as well as highly regarded schools, makes it a desirable location for families with children.
House styles vary widely, from stately Victorian residences that can be found on High Park Avenue and High Park Boulevard, and narrow Victorian townhouses, most of which tend to be situated on north-south running streets like Pacific, Clendenan north of Annette, Laws or Indian Grove, to much more recently built flat roofed European style homes.
The area still contains many unrenovated dwellings and numerous rental properties, especially in the part north of Bloor. South of Bloor, in the area between Parkside Drive, Roncesvalles, Bloor and the Queensway, majority of homes are large and detached, and many of them have been renovated to a high standard.
Three condominium buildings on Quebec feature large balconies and generous size suites. New condo building at 70 High Park Avenue offers smaller, affordable units with balconies and high ceilings. Trendy new condo on Gothic offers upscale suites, and four loft buildings are located on Sunnyside by Marmaduke in a converted church, on St. Johns at Clendenan, on Gothic, and on Medland at Dundas. An old church building on the corner of Medland and Annette is being converted into lofts.
