The competition for detached homes was strong in the second quarter of 2015 in Riverdale. Fewer listings in comparison to the same period of 2014 resulted in fewer sales and a strong increase in the average price, by 35.1%, to over 1 million.
Listings of semi-detached homes were higher by 10%, and that led to more sales and a smaller increase in the average price, by only 7.1%.
Average price of attached houses (row houses) increased by 6%, with only one more sale recorded.
The busiest street with most listings sold was Woodfield (12), followed by Logan (11), Ashdale and Rhodes (8 each), Bertmount (7), and 6 each on Riverdale, Simpson and Withrow.
On average all freehold home categories in all four communities were selling above listing price, some considerably so. Out of 254 houses sold only 52 were sold below the asking price, with the lowest percentage of 81% for a 3-storey detached century home in need of complete renovation. The highest was 139% for a renovated 2-storey detached house at Gerrard and Greenwood. Listed with an asking price of $799,900 it sold in 7 days for $1,112,114.
As in the first quarter, houses were being priced very competitively, bidding wars and bully offers were a fact of life.
