North Riverdale house and condo sales - 1st half of 2015
First half of the year was very busy in North Riverdale. 82 listings were sold - 77 houses, two condo townhouses and three lofts. Average selling price was $1,080,218 - 112% of the listing price on average, and the time required to sell a listing was 7 days. The increase in average price was 18.5%, considerably higher than the 8.8% increase for the entire City of Toronto.
Only 11 listings sold below the asking price. The highest sale was of a large Tudor detached home in the north part of the neighbourhood. Listed at $2,095,000 it was sold in 7 days for $2,500,000. The highest percentage of the listing price - 136% (and the highest amount over asking - $543,800) was paid for a large detached multi-family home on Riverdale Avenue, followed by 134% for a semi-detached house on Hogarth.
The busiest streets in the first half of 2015 were Logan, Riverdale and Withrow, with 8 sales each, followed by Simpson and Victor (7 listings sold) and Carlaw (6 sales).
There are only two loft buildings in North Riverdale, both are hard lofts. Printers Row is located at 525 Logan between Victor and Simpson. Glebe Lofts at 660 Pape is a church conversion by Robert Mitchell. Two lofts were sold in the Glebe Lofts building and one in Printers Row.
In the same period of last year 74 listings were sold at an average price of $911,862. It took longer to sell a listing (11 days), and the percentage of listing price received, on average, by the sellers was 110%. 16 listings sold below asking.
