Riverdale continues to be a very popular location among house buyers. Winter was long and hard, and in the first quarter of 2015 we had fewer freehold sales than in the first quarter of 2014. Sales of detached homes increased by about 9%, while a decline in sales happened in semi-detached homes and row houses.
Average prices of detached and semi-detached houses remained at about the same level they were last year. The largest difference occurred in the average prices of row houses - they increased by 22.3%.
The busiest street with most listings sold was Logan (6), followed by Myrtle and Rhodes (5 each), and 4 each on Bain, Carlaw, Curzon, Hiawatha, Leslie, Riverdale and Victor.
On average all freehold home categories in all four communities were selling above listing price, some considerably so. Houses were being priced very competitively, bidding wars and bully offers were a fact of life.
It is interesting to see that prices in Leslieville, despite farther distance from the subway line, were just as strong as in prime Riverdale close to Danforth Avenue. Leslieville does have a lot to offer, Queen Street East in the area is a tremendous place to shop or relax in trendy cafes. The area has a number of hard lofts, and an increasing number of mid-rise recently constructed 'soft loft' buildings.
