Freehold house sales:
31 freehold houses were sold in Rosedale / Moore Park neighbourhood in the first three months of 2014. Average sale price was $2,457,270, but that price ranged from a low of $712,000 for a century old coach house (an unusual offering, 2 bedrooms, 1 bath and no parking) to $7,814,718 for a 3-storey Victorian mansion with 6 bedrooms and 6 wood burning fireplaces on a large, 100 by 427 feet lot.
Nine houses were sold above asking price, six at full price, and remaining sixteen below asking. The average sale to list ratio was 99% (ranging from 86% to 120%), and the average marketing time was 34 days (between 1 and 181).
