Real Estate Sales in Toronto E01 and E02 in August
Toronto E01 - North and South Riverdale, Blake-Jones and Greenwood-Coxwell
31 freehold houses were sold in E01 in August, with the average selling price of $1,029,210, just ever so slightly higher than $1,022,844 recorded in July. That was a 6.2% increase from the $968,608 average from August 2016. The highest average price increase, 31.8%, happened in North Riverdale, followed by Greenwood-Coxwell at 22.9%. South Riverdale had the smallest increase, only 4.4%, and Blake-Jones prices increased by 7.6%. 38.7% of the listing sold over 1 million (38.1% in 2016), one sold over two millions, same as a year ago.
The time required to sell a house ranged from one to sixty days, with an average of 15 days. 13 listings sold within one week of market exposure. Nearly half of the listings (14) received less than the asking price, and the lowest percentage was 93%, for two listings: a freehold townhouse with a garage of a back lane at Queen and Carlaw, listed just under 1 million and sold for $925,000, and a beautifully renovated century old townhouse without parking in Leslieville, listed for $1,049,000 and sold for $980,000.
Three houses received full asking price. The highest percentage, 154%, was paid for a really cute detached bungalow without parking at Danforth and Coxwell, listed for $488,000 and sold for $751,129
Four listings were sold with a bully offer.

Toronto E02 - The Beaches, Woodbine Corridor and East End-Danforth
24 freehold houses were sold in August in E02, at an average price of $1,193,438, a 17% increase from July average of $1,018,895. The average price was up by 17.3% from $1,017,347 recorded in August 2016. The Beaches experienced the largest price increase on a year-over-year basis, a whooping 40.3%. That was, however, influenced by one high sale when the number of sales was low. If we excluded the $4,450,000 sale, the increase would be only 13.3%. East End-Danforth saw the prices increase by 12.6%, and in Woodbine Corridor the prices increased by only 1.8%.
The time required to sell a listing ranged from 0 days for a 5 bedroom 3-storey detached house steps to the Boardwalk and Balmy Beach Park (the most expensive sale in the Beaches in August, and the second most expensive in 2017, sold for $4,450,000) to 76 days for a 3-storey semi-detached investment property with four apartments on Woodbine. Three houses sold in one day, and 10 out of 24 sold within one week.
Fourteen listings sold below the asking price, three received full price. The highest was 118% of the asking price, paid for a 2-storey detached house with three apartments at Main and Danforth, listed for $649,900 and sold for $765,000. Most listings had no date for offers, and no bully offers came in.
