Condominium Sales in Toronto E01 and E02 in September
Toronto E01 - South Riverdale, North Riverdale, Blake-Jones and Greenwood-Coxwell
In September 20 condo apartments and townhouses were sold in E01, a 54% increase from August. Five townhouses sold at an average price of $723,600, with the low selling price of $520,000 for an updated unit in a 40 year old complex on Queen, and the high of $925,000 for a 4 year old 3-storey townhouse at Queen and Broadview. Five hard lofts sold for an average of $685,400, ranging from $475,000 for a one bedroom unit under 600 sq.ft. in Printing Factory to $845,000 for a 2-bedroom loft with a terrace in Garment Factory. Ten soft lofts sold at an average of $584,390, with prices ranging from $399,000 for a one bedroom, under 000 Sq.ft. unit without parking, to $787,000 for an 1017 sq.ft. two bedroom unit with a parking spot, both in Work Lofts at Carlaw and Dundas.
Half of the listings sold below asking price, with the lowest percentage of 95%. Four listings sold for full price, and six above. The highest percentage of the listing price, 109%, was paid for a townhouse on Broadview.
The average sale price was up by 5.5%, from September 2016. The number of sales was lower by 20%. There were no sales above one million.
The time required to sell a listing ranged from 2 days for a unit in Broadview Lofts, to 42 days for a soft loft in The Carlaw. Nine listings had a date set up for offers, and six of them sold on the appointed date, with no bully offers.

Toronto E02 - The Beaches, East End-Danforth and Woodbine Corridor
In September two soft lofts were sold at an average of $931,500. A large 1703 sq.ft. unit, in Beach House Lofts at 1842 Queen, with high ceilings and a private terrace offering spectacular lake views was sold for nearly $800 per square foot, just a bit below the asking price. A one bedroom plus den unit near Kingston and Main sold for $513,000. Five condo townhouses sold at an average price of $927,560 (with the lowest price, $620,000, paid for a 3 bedroom 15 year old unit in a stacked townhouse complex at Danforth and Coxwell, and the highest, $1,349,900, offered for a modern brand new 3-storey townhouse just south of Kingston Road newr Glen Stewart ravine). Nine condo apartments sold at an average price of $770,089. A small bachelor unit on Woodbine sold for $300,000. An 1135 sq.ft. west facing condo near Woodbine Park and short distance to Boardwalk sold in two days for $1,095,000.
One townhouse, one loft and four condo apartments sold sligtly below asking price, with the lowest 97%. Two townhouses and three apartments sold for full price, two townhouses and three apartments received more than asking (between 101% and 112%). Two listings sold in two days - a small soft loft in Beach Club Lofts at Woodbine and Kingston and a two bedroom ground level condo in south-west Beaches. Another nine listings sold within one week, and only five listings required between 8 and 16 days. Only one listing had a date set for offers, and it received a bully offer four days ahead of that date, selling for 112% of the list price.
