Real estate MLS sales in North Toronto were busy in the second quarter, but in all property types combined we had 2.6% fewer sales in comparison to the same period of 2014, and 3% fewer new listings. Most of the sales were of detached houses, and these were increased in number, while fewer semi-detached and townhomes were sold. At the end of the quarter existing supply of listings was 17.8% lower than in 2014.
Out of the 314 sales reported 144 sold below the listing price, 32 for the full asking price, and 138 above. Two homes sold for more than 150% of the listing price. Both were detached houses, one a renovator's special on a good size lot, another a duplex on Teddington.
The busiest streets were: Fairlawn with 13 sales, Joicey with 12 sales, Melrose and Woburn each had 11 sales, Douglas and Glengrove with 9 each, Brookdale and Lawrence - 7 each, Bedford Park, Briar Hill and Cranbrooke had 6 sales each, Deloraine and Roslin each had 5 sales, and Bannockburn, Castlefield and Wanless with 4 each.
