Toronto Real Estate Sales in High Park, Swansea and Roncesvalles

High Park and Swansea
Thirty four
detached houses
(single or two-family) were sold in the second quarter of 2017 in High Park and Swansea. Twenty of these listings were located in Swansea, and fourteen in High Park. While the number of sales was down by about 8%, the average price increased by just over 30%.
In April nine detached houses were sold, the average sale price was $1,638,222, and the average percentage of the listing price was 110% (ranging from 95% to 157%). The average time required to sell a house in April was 11 days.
In May, for the 13 sales of detached homes, the average price was $1,747,000, and the listings sold, on average, for 103% of the asking price (with the lowest 90%, and the highest 120%). But the sales were quick, averaging 9 days of marketing.
In June 12 detached houses sold, on average, for $2,127,067. That is much higher than in April and June due to four high priced residences sold: two over 3 million each, and two at $2.8 million and $2.9 million. but the average percentage of the listing price was 99%, ranging from 94% to 113%, and the average time required to market a listing was 16 days. So despite higher sale prices there was a slower pace to the real estate market in June.
Six
semi-detached houses
were sold in the second quarter, at an average price of $1,260,667. Half of them sold in June, and the average price was almost identical.
The highest price, $3,250,000, was paid for a restored and beautifully renovated residence in High Park, close to Bloor. This was the first house in High Park South to sell above three million. The second highest, $3,150,000, was paid for a 2009 built custom home in the west part of Swansea, on a reverse ravine lot. The lowest, $875,000, was paid for a small renovated 2-bedroom bungalow in Swansea.
Sixteen (out of 41) listings sold below the asking price in High Park-Swansea. The lowest percentage of the listing price, 90%, was paid for a very large house on a 66 by 195 feet lot in the north-east part of Swansea. Listed with an asking price of $2,598,000 it took 22 days to eventually sell for $2,350,000. The highest, 157%, was paid for a 3-bedroom older and unrenovated house in north Swansea, listed just under a million, and sold in April for $1,557,000.
Only four listings were sold with bully offers. Twenty houses were sold within one week of listing, and the longest time required for marketing was three months.
Roncesvalles Village
Twelve detached, 22 semi-detached and six attached houses were sold in the second quarter of 2017 in Roncesvalles Village, at an average price of $1,171,164.The average sold to list price ratio was 111%.
13 houses sold below asking price, and two for full price. Remaining twenty five sold betwee 101% and 145% of list price. The lowest, 91%, was paid for a semi-detached three family house, renovated, but on a busy street. The highest, 145%, was paid for a large semi with front pad parking on a busy street, priced at $899,000.
Ten houses were sold below one million, and the highest selling price was $1,810,000.
Twenty listings sold within one week, and the longest time required to market a listing was 31 days.
Only three listings were sold with bully offers.
