The Beach Houses - 2016 2nd Quarter Report
Including: The Beaches, East End-Danforth and Woodbine Corridor
Toronto Beach neighbourhood had fewer freehold sales in the second quarter of 2016 compared to the same period of 2015. There was a substantial drop in new listings, and the average time required to sell a house was shorter. Most listings of detached, semi-detached and attached houses were selling above asking price.
In the
East End-Danforth
the lowest sale price was $515,000 for a 2 bedroom freehold townhouse with parking off back lane. The highest price, $2,200,000, was paid for an unusual converted residence, a former dairy.
12 listings were sold below asking price, eight for the full price, and 46 above. The highest sold to list price ratio was 140%, the lowest 96%. The highest amount paid over asking was $360,100.
In
The Beaches
the lowest sale price was $360,000 for a tiny semi-detached bungalow, approximately 500 sq.ft., and the highest, $3,500,000, was paid for a beachfront lot with an existing house in need of renovation.
37 houses were sold below asking price, 12 received full price, and 76 sold above asking. The highest sold to list price ratio was 149%, the lowest 90%. The highest amount paid over asking was $557,226.
In the
Woodbine Corridor
the lowest sale price was $476,000 for a detached one bedroom bungalow without parking, and the highest, $1,310,000, was paid for a recently built 2-storey detached house with built-in garage and private driveway.
Olly one house was sold below list price, and one for full price. 38 houses sold above listing price. The highest sold to list price ratio was 140%, the lowest 99%. The most money paid over asking was $210,000.
