Second quarter of 2015 was very busy in The Beach, East End-Danforth and Woodbine Corridor communities. 255 freehold houses were sold - that is double the number of homes sold in the first quarter. 153 of these were sold above asking, with the highest ratio of sold to listing price of 139%.
The busiest streets were: Scarborough Road, with 13 sales; Woodbine, with 10 sold houses, Kenilworth and Gerrard with 7 sold listings each; Willow, Kingswood and Bingham with 6 sales each; Bellefair, Firstbrook, Hannaford, Kingston, Silver Birch and Waverley with 5 sales each.
Sales of detached houses increased by almost 20% on a year-over-year basis, but the average sale price increased by a reasonable 3.4%. Sales of semi-detached homes dropped by 11.3%, but their average price increased by 17%. Average price of attached homes (townhouses) dropped by 12.3% - a result of a large number of lower price listings sold in the second quarter.
