First quarter of 2015 was busy in the three neighbourhoods comprising the E02 MLS district. Houses of all types were selling, on average, above the listing price, and average prices increased. The busiest streets with most sales were Gerrard (8 houses sold), Neville Park Blvd., Oakcrest, Scarborough Rd., Silver Birch and Woodbine (4 sales each).
Tight listing supply resulted in a one-third fewer sales of detached houses in comparison to the same period in 2014. We had fewer new and active listings. Average time required to sell a house was 11 days, and the average price in the district increased to above one million.
There was a small increase in new listings of semi-detached homes, but larger increase in sales resulted in a drop in supply of active listings. Average price rose to almost $732,000, and it took, on average, 10 days to sell a listing. That was 2 days more than in 2014.
The highest increase in the average price was in attached homes type (21.4%), despite a large increase in new listings and active listings supply. We had, however, fewer sales, and the percentage ratio of sale to listing price dropped.
