Prime Riverdale 2005 statistics
Prime Riverdale has been a hot location for a good many years now. With excellent schools, libraries, fantastic shopping, superb dining, tall trees, Withrow park and an easy access to the subway and to the highways, it is a choice location for families with children, professional couples and artists.
Danforth Avenue in Riverdale has probably more restaurants per unit of length than any other street in Toronto. The Big Carrot attracts enthusiasts of healthy eating. Several greengrocers offer excellent choice of fruits and vegetables. With all the neighbourhood has to offer it isn't surprising that its popularity is growing.

Five attached homes were sold since the beginning of the year. One of them was a two unit house with electric baseboard heat and a single lane parking. It was well renovated and attractive, and sold in six days for 107% of the asking price. Another one was a beautifully renovated Victorian home with no parking. This one was sold in 9 days for 104% of the asking price. There also was a trendy freehold townhome with a third floor master retreat. That listing, although calling for offers one week from the listing date was sold in one day, at 108% fo the asking price. A small house on a dead end street, although showing well took a price reduction and 25 days to sell, selling eventually for 95% of the original asking price, or 98% of the reduced price.

Fifty three semi-detached homes changed hands this year so far. They ranged in price from $237,500 for a 2-bedroom 2-storey semi with only crawl space for a basement, to $670,000 for a wide, 5-bedroom semi on a great street, renovated, but with no parking.

Thirty three detached homes were sold since the beginning of 2005, from a three bedroom two-storey home on a small lot with no parking, and needing some updating, listed for $329,000 and sold for $395,000, to a spectacular, three-bedroom, four-bath three-storey residence with beautifully landsaped garden, listed at $1,195,000 and sold for $1,315,000. It was the second home that broke the million-dollar barrier in Riverdale, after a tunning, loft-inspired renovated residence sold for $1,075,000 in March.
Six condo townhomes were sold this year, four on Strathcona and two on Withrow, ranging in price from $230,000 for a 2-bedroom unit to $385,000 for a 3-bedroom, 3-bath townhouse. A registered rooming house also changed hands in March, a handsome Brownstone with 24 rentable rooms, listed for $1,300,000 and sold after 178 days for $1,060,000.
It is evident that this year is as busy as ever. Multiple offers are still happening, especially when it comes to unique homes that have been renovated with flare.
