Swansea Toronto real estate sales in 2006

Swansea Village Swansea Village owes its popularity to the amenities it has to offer. The relatively small area has its own recreation centre, an excellent school on Windermere, easy access to Bloor West fabulous shopping and the subway, and fantastic parklands.

Majority of Swansea homes are small bungalows. Many of these houses are being renovated with an addition of a second floor. There are new condos being built on Southport, and at the bottom of Windermere, between the Queensway and Gardiner, and a new condo building, looking down to High Park peaceful vistas, is located on Ellis Park and Bloor.

Following are the statistics on sales in the area in 2006:

Only two attached homes were sold in Swansea in 2006.

Only seven semi-detached homes changed hands in 2006. There aren't too many semi-detached homes in the area, majority of Swansea housing stock are detached bungalows. The bungalows are more and more often renovated with an addition of a second storey. Only one of the semi-detached homes was sold below asking - this was a classy newly constructed home, one of a pair of new semis sold in 2006. The other half was sold at 101% of asking.

105 detached homes were reported sold in 2006. While only two residences sold in 2005 above $1,000,000 mark, in 2006 there were 12 homes sold above one million, and two of them were on Ellis Avenue. Majority of highly priced residences were, of course, on Riverside and Brule.

Sales of condominium apartments

Swansea Condominiums Swansea is home to ten condominium buildings. The most recently built is located at 383 Ellis Park Road, 1 Ripley is just over 6 years old, three buildings on Southport: 20, 22 and 24 are over 16 years old, and the remaining four, at 45, 60 and 65 Southport and at 35 Ormskirk are older. New townhouses have been built on the Queensway. Several older condominium townhouses are located on Budgell Terrace. There are two co-op buildings on Coe Hill Drive. Two more condos are being built: Windermere by the Lake at 15 Windermere is presently under construction, and La Pointe is planned for the Southport Plaza.

The location features easy access to a streetcar line on the Queensway, a bus ride to Bloor subway, local shopping plaza on Southport will be re-developed, excellent Windermere school is within walking distance, famous Cheese Boutique is right next door, and, of course, wonderful Grenadier Ponds are just around the corner.

85 condominium apartments were reported sold in 2006. Five of these were pre-construction purchases in 15 Windermere, ranging from $171,000 for one bedroom to $247,900 for one bedroom plus den. Six condos were sold in 383 Ellis Park. These fantastic suites ranged in price from $268,000 for a one bedroom north facing unit (street views) to $950,000 for over 1800 sq. ft. two bedroom plus den suite with south-east park views and a large terrace.

Six co-ownership flats were sold in 80 and 100 Coe Hill Drive, ranging in price from $120,000 to $169,000 (averaging $153,167). They took longer to sell, 62 days on average, as it is more difficult to finance such a purchase. 14 condo townhouses were sold, averaging $234,736 sale price (from the low of $129,900 for a lower level small stacked unit in the 9 Windermere complex to $489,900 for a three-storey end unit in 6 Windermere.
